A search built around your real monthly number, not just the list price — taxes, insurance and district costs included — then a clean offer strategy that holds up in a multiple-offer week.
REALTOR® with RJ Williams & Company, a family-owned Fort Worth brokerage. Straight guidance for buyers, sellers, relocation clients and investors across North Texas — starting with the numbers most people find out too late.
Jonathan Colon is a REALTOR® with RJ Williams & Company Real Estate, working with buyers, sellers, relocation clients and investors across Fort Worth and the wider Dallas–Fort Worth metroplex.
Most of what decides a North Texas deal happens before anyone opens a lockbox: what the taxes actually run in that specific district, which side of a school boundary the house sits on, what the builder will and will not move on, and what the last three comparable homes really closed at once concessions are stripped out. That is the part of the job Jonathan does out loud, with you, up front.
He works out of a family-owned brokerage founded by Ty and Carmen Williams and named for Ty's father, Ray J. Williams — a company built on the line it still runs on: take care of people and people will take care of you.

Preparation, pricing against live inventory, and a launch that treats the first ten days as the only ten days that set your price. Then honest reads on showing feedback instead of waiting it out.
Builder incentives, lot premiums, upgrade packages and contract terms compared side by side — plus rental and income property guidance through the brokerage's commercial and investor resources.
Six steps, in the order they really happen. Buyers get the mirror image of this, walked through on the first call.
Before a price goes anywhere near paper, we walk it together and separate what matters to a buyer from what does not. Most of the list is cheaper than people assume.
Not against what your neighbour hoped for. We look at what is active right now, what went pending, and what quietly reduced twice.
Presentation is the cheapest leverage a seller has. The listing goes live once, and the first ten days set the tone for everything after.
Showings with no offers are data. We adjust on evidence, on a schedule agreed up front, instead of waiting and hoping.
Option period, repairs, concessions, closing costs and leaseback all move real money. The highest offer is not always the best one.
Inspection, appraisal, financing and title all have deadlines. Keeping those on track is most of the job between contract and closing.
A point of view on each market, not a list of zip codes.

A move should feel guided before the search begins. Most people arriving in North Texas start by comparing house prices, which is the last thing that should decide the answer. The metroplex is roughly the size of Connecticut; the difference between two houses at the same price is usually commute, school boundary, tax district and how much of the neighbourhood is still under construction.
Fort Worth and Dallas are two different markets that happen to share an airport. Where you work determines which half of the map is realistic, and inside that half, school attendance boundaries move price more than square footage does. We map both before touring anything.
Texas has no state income tax, which means the county collects more through property tax. Add a MUD or PID district on newer construction and two identical houses at the same list price can carry very different payments. That number is knowable up front, and it is the number that should shape your search.
By the time you land, the list should be short and every house on it should already make financial sense. If you are moving from out of state, out of area, or through a corporate relocation, RJ Williams & Company has a relocation desk behind that process and Jonathan is the point of contact for it.

Tell Jonathan what you are working on. He follows up personally, usually within a business day.
Buyer representation terms are agreed in writing before we tour anything. Nothing is assumed and nothing is buried. Ask on the first call and you will get a straight answer.
There is no state income tax in Texas, so counties carry more of the load through property tax. Two homes at the same price in Tarrant County and a neighboring MUD or PID district can carry very different monthly payments. We run the real number before you fall in love with a house, not after.
It is the short window after a contract is signed where a buyer can inspect and walk for a set fee. It is one of the few genuinely negotiable levers in a Texas contract, and it is where a lot of deals are won or lost.
Yes. The builder's on-site agent works for the builder. Bring representation on the first visit, before you register, because most builders will not add it later.
Fort Worth and Tarrant County first, plus Arlington, Mansfield, Keller, Benbrook, Crowley and the wider Dallas-Fort Worth metroplex. If your target city is not listed, ask.
